Are you considering selling your home? There are some minor repairs you can do to help increase the sales price of your home. I am not listing the big repairs in this article because many people don't have the time or energy to do the big stuff. This article is meant to be 10 minute fixes that will save you big money.
The first thing you need to do is call your 3 best friends. Tell them before you start you expect them to be completely honest with you. Then have them stand across the street from your home. Ask them to tell you what you need to repair to increase curb appeal. Most of the time it will be small items like cleaning up garbage, picking up kids bikes or adding some flowers to the flower bed.
Curb appeal is extremely important. Studies have shown that people decide if they like a house before they ever enter the house. In fact, studies show that within 20 seconds buyers have already made up there minds as to weather or not they like your house. Make sure your house has curb appeal.
Another thing you can do is be sure your home smells good. Smell is a major deterant to selling your home. Light a nice smelling candle or put some cookies in the oven. You want your home to smell fresh and homely. If you have pets this is extremely important as many people with pets don't realize there home has a unique smell.
A fresh coat of paint is another item that is fairly inexpensive but will save you big time when it comes to selling your home. Buyers have no imagination and a house always looks and smells better after a fresh coat of paint.
Be sure your home is clean, I shouldn't even have to say this but it happens all the time. The buyers will pull up and love the house only to go inside and see the house is a mess. Be sure that your home is clean. You want people to see your home in the very best light, be sure it is clean. If you need to hire someone to do this it will be worth the money.
I could go on for another 20 paragraphs with small things you can do but you get the point. Be sure your home is clean, clutter free, has some curb apeal and smells good and you will be well on your way to selling your home for the most money possible.
